ServicesGet your legal descriptions mapped now to save the headache laterIf you are looking at purchasing a piece of property, you will be presented with a 'legal description,' which contains a written description of the property. The only problem is that sometimes these legal descriptions can be deceiving. Here is a real example. The image below contains a legal description of a property, as presented to the landowners when they purchased the property.![]() This information was not verified before purchase, and the problem arose later, when the landowners needed to get the property mapped. The map, as legally specified by the legal description, is shown to the right. See the 4th black line across the middle? The legal description says that the line meets up with the 1st to enclose the property. However, it doesn't. The legal description, as written, insinuates that the gray area is part of the property, but the numbers aren't there to back it up.Finding this out after a property sells opens up a host of problems. Don't be kept in the dark about the true nature of your property boundries - have your property professionally mapped by Root Surveying.
